Records to keep for each property

  • Tenancy agreements and inventories
  • Rent received, by month, and letting agent statements
  • Invoices and receipts for every cost, marked repair or improvement
  • Mortgage statements showing interest separately from capital
  • Purchase completion statement, Stamp Duty Land Tax return and legal bills
  • Safety certificates, licences and insurance schedules
  • Records kept for at least five years after the 31 January filing deadline for the year

Decisions to review each year

  • Was my qualifying income (gross rent plus self-employed turnover) on my 2025/26 return over £30,000? If so, MTD applies from 6 April 2027.
  • Will rental profit push me over £50,270 or £100,000?
  • Is the split of income between joint owners still right, and does a Form 17 need updating?
  • Should the next purchase be personal, joint or through a company?
  • How will the April 2027 property income rates affect me?
  • Am I planning to sell or gift a property? Plan before exchange, not after.
